I set up searches that match what you're actually looking for, including the acreages and small-town listings that don't always show up on the big sites. Before we write an offer, we look at what comparable properties have sold for so the number is based on something.

Then I walk you through the offer line by line before you sign it. Earnest money, financing and appraisal contingencies, the inspection window, closing date, and what happens if something doesn't go the way we expect.

From there, I coordinate with your lender, the inspector, and the title company, and keep you posted on where things stand.

I work with every seller directly, start to finish. We begin with a pricing conversation based on what has actually sold nearby and what's currently competing with you.

From there, professional photos, MLS, Zillow, Realtor.com, Land.com for acreage and ag buyers, and the local Facebook groups where buyers in Nebraska actually look.

When an offer comes in, you get a plain-language breakdown of the terms and an estimate of what you'd net, not just the headline price. Negotiation, inspection response, appraisal, title, and lender coordination are handled from there. No handoffs.
